Scott Henninger, MBA
Helping out-of-state buyers relocate to the Tri-Cities area of Northeast Tennessee and Southwest Virginia since 2007.
A Relocation Expert with Local Roots
Scott Henninger grew up in Bristol, TN/VA, then spent 35 years living and working elsewhere — including 18 years in heavy industry in engineering and management roles. He earned his MBA from the University of Florida’s Warrington College of Business, then transitioned to real estate in 2007.
In 2019, Scott returned home to Bristol and launched The Home Team with a clear mission: helping people from other states navigate the process of relocating to Northeast Tennessee and Southwest Virginia. That combination of deep local knowledge and an outsider’s perspective on what relocators actually need to know is what sets Scott apart.
Scott produces educational video content on the @TNVAHomeTeam YouTube channel, covering topics from the pros and cons of living in the Tri-Cities to community tours, cost of living comparisons, and new construction updates. The channel serves as a resource for people researching a move to the region before they ever pick up the phone.

“Scott Henninger is hands down the most professional real estate agent I’ve ever worked with. My husband is a government contractor and we move a lot; we’ve bought and sold our fair share of homes. Scott was amazing and patient… He truly went above and beyond his job as a real estate agent. Professional. Experienced. Knowledgeable. Ethical.”
“After watching some of Scott’s videos on their website, I knew I’d found my agent… so professional, knowledgeable, and affable. Scott took wonderful photos of my home, including aerial shots with his own drone. My townhouse was under contract within 24 hours of listing.”
“From beginning to end, this real estate team was there for us. They answered every question, no matter how small, with kindness and punctuality. If you are looking for help to sell your home or looking for a new place to call yours, look no further.”
Frequently Asked Questions About Relocating to Northeast Tennessee
Is Bristol, Tennessee a good place to live?
Bristol is well-regarded for its low cost of living, no state income tax, access to outdoor recreation, and its identity as the Birthplace of Country Music. The Tri-Cities metro (Bristol, Johnson City, Kingsport) offers amenities of a larger region with a small-city feel. The area is popular with retirees, remote workers, and families seeking affordable housing.
Does Tennessee have a state income tax?
No. Tennessee does not tax wages, salary, Social Security, pensions, or 401(k) distributions at the state level. The Hall Income Tax on interest and dividends was fully repealed in 2021. This makes Tennessee one of the most tax-friendly states for both workers and retirees.
What is the difference between Bristol, Tennessee and Bristol, Virginia?
Bristol is a twin city divided by the state line, which runs down State Street downtown. They are separate cities with different tax structures, school systems, and local governments. Tennessee has no income tax while Virginia does. A real estate agent licensed in both states can help buyers choose the right side of the line.
What are the pros and cons of living in Northeast Tennessee?
Pros include no state income tax, low cost of living, four seasons with mild winters, Blue Ridge Mountain access, outdoor recreation, and friendly communities. Cons include limited public transit, fewer large employers (though remote work has eased this), some areas with limited broadband, and distance from major airports (Knoxville and Charlotte are closest).
What is the cost of living in the Tri-Cities area?
The Tri-Cities area has a cost of living significantly below the national average. Median home prices in Bristol, Johnson City, and Kingsport remain well below the national median. Combined with no state income tax and generally low property taxes, it is one of the most affordable regions in the eastern U.S.
How do I start my home search if I’m relocating from out of state?
The best first step is to connect with a local agent who specializes in relocation. Scott offers virtual consultations and area orientation calls for out-of-state buyers. He also recommends browsing his YouTube channel (@tnvahometeam) for community tours and honest takes on what it’s actually like to live in the area before scheduling an in-person visit.
